The Operator's Playbook: Unlocking the Full Potential of Every Asset
Three takeaways
- 01Jihad Dirani said none of Abdullah Al Othaim Investment's new assets will be standalone malls. Al Othaim Park in Dammam pairs 138,000 square metres of mall GLA with 1,000 apartments, 250 hotel keys and 25,000 square metres of offices.
- 02Khalid Aljanahi said he would rather see an asset with fewer customers and higher conversion than chase dwell time alone, and that no single formula fits every asset, from community centres to super-regional malls.
- 03In the next 12 months, build the tenant mix from tenant sales data, as Jihad Dirani advised, and share customer data both ways between landlord and retailer, as Khaled Abuhamdeh urged.
About the session
Every mall has more in it than its current performance shows, and the operators who find it are setting the standard for how the Gulf's retail assets perform. Leaders responsible for major malls and largest portfolios across the Gulf share what they are changing on the ground: tenant mix, food and entertainment, the physical space and the daily running of the asset, and the results it has delivered in footfall, dwell time and tenant performance.
“We don't just manage a huge shopping mall that is a living creature from a meeting room.”
